Service Terms & Policies

Please review these terms before requesting or approving service. Estimates are preliminary, and final pricing and scope will be confirmed before work begins.

Estimates and Pricing

  • Website calculator results and online prices are estimates only.
  • Final pricing depends on the actual amount, weight, type, and condition of material being removed.
  • Pricing may also change because of stairs, difficult access, long carrying distances, appliances, unusually heavy items, construction debris, hoarding conditions, or additional labor.
  • Any major price change must be approved by the customer before additional work begins.
  • Bedroom and bathroom pricing assumes an ordinarily furnished property and does not include unlimited contents or disposal weight.

Customer Authorization

  • The customer confirms that they own the property or have permission to order the work.
  • The customer confirms that they have authority to remove and dispose of the selected items.
  • The customer is responsible for identifying anything that must remain.
  • Valuables, documents, medication, firearms, jewelry, cash, electronics, collectibles, and sentimental items must be removed or clearly marked before work begins.
  • The company may rely on the instructions provided by the customer or the customer's authorized representative.

Removed Items

  • Once an item has been approved for removal and loaded, it may be disposed of, recycled, donated, or transferred.
  • Removed items may not be recoverable after the vehicle leaves the property.
  • Customers should inspect the property and confirm that only unwanted items are being removed.
  • The company is not responsible for items placed inside furniture, boxes, bags, appliances, drawers, cabinets, or containers unless specifically disclosed before removal.

Please identify everything that must remain before removal begins.

Unsafe and Prohibited Materials

Service may be refused or stopped when unsafe, illegal, hazardous, or undisclosed materials are present.

  • Chemicals
  • Fuel
  • Propane tanks
  • Explosives
  • Ammunition
  • Medical waste
  • Needles or sharps
  • Human or animal waste
  • Mold or suspected asbestos
  • Hazardous waste
  • Illegal substances
  • Structural hazards
  • Active infestations
  • Materials exceeding safe trailer or vehicle limits

Ordinary cleanout and make-ready services do not include hazardous-waste removal, mold remediation, asbestos removal, biohazard cleanup, pest control, demolition, or structural repair.

Property Condition and Access

  • The customer must provide safe and lawful access to the property.
  • Children, pets, occupants, and visitors should remain outside the active work area.
  • The customer must disclose stairs, narrow access, weak floors, damaged structures, aggressive animals, or other known hazards.
  • Appliances must be disconnected and emptied unless otherwise agreed.
  • Additional charges may apply for undisclosed access problems, waiting time, disassembly, or extra labor.
  • Pre-existing damage, hidden defects, unstable furniture, deteriorated flooring, and unsafe structures are not the responsibility of the company.

Make-Ready Cleaning

Make-ready cleaning improves the condition of the property but does not guarantee:

  • Removal of permanent stains
  • Complete removal of smoke or pet odors
  • Removal of mold, rust, paint, adhesive, or discoloration
  • Pest elimination
  • Restoration to new condition
  • Passing an inspection
  • Return of a security deposit

Cleaning does not include repairs, painting, carpet extraction, exterior pressure washing, pest treatment, mold remediation, or biohazard cleanup unless specifically included in writing.

Hoarding and Severe-Condition Jobs

  • Hoarding and severe-condition jobs require a custom quote.
  • Pricing may depend on labor, trailer loads, disposal weight, material type, protective equipment, and working conditions.
  • Any per-ton price includes more than the landfill charge and may also cover sorting, loading, hauling, labor, fuel, equipment, disposal, and overhead.
  • Unsafe or regulated materials may require a specialized provider.

Deposits, Cancellations, and Refunds

  • Estimates are free unless otherwise stated.
  • A deposit may be required to reserve a service date.
  • Deposits are applied to the final balance.
  • Cancellations made at least 48 hours before the scheduled arrival window may receive a refund.
  • Late cancellations may result in a reasonable charge for reserved labor, scheduling loss, processing fees, or expenses already incurred.
  • If the company cancels and cannot reschedule, payments for unperformed work will be refunded.
  • Completed labor, disposal fees, landfill charges, and approved work already performed are not refundable.
  • Refund requests or billing concerns should be submitted within 72 hours of service.
  • Nothing in the policy removes any legal rights that cannot lawfully be waived.

Damage or Service Concerns

  • Visible damage, missing items, or cleaning concerns should be reported within 72 hours.
  • The customer should provide photographs and a clear description when reasonably available.
  • The company must be given a reasonable opportunity to inspect and respond.
  • Depending on the circumstances, the company may correct unfinished work, arrange a repair, replace an item, or provide reasonable reimbursement.
  • The 72-hour notice period helps with investigation but does not remove rights that cannot legally be waived.

Weather, Delays, and Refusal of Service

Work may be delayed, rescheduled, or refused because of:

  • Severe weather
  • Unsafe heat
  • Vehicle or equipment problems
  • Landfill closures
  • Unsafe property conditions
  • Undisclosed hazards
  • Illegal or prohibited materials
  • Conditions substantially different from those described

Agreement

By approving a written quote, booking service, or authorizing work to begin, the customer confirms that they have reviewed and accepted these Service Terms & Policies.

Nothing in these terms limits any right or remedy that cannot legally be limited or waived.
